The Lewes HQ site incorporates Grade-I listed Malling House and Gardens, and Masterplan for Lewes HQ site has a total site area of 4.9Ha. A full audit of existing stock was undertaken and assets for retention were identified. A number of different decant strategies were proposed that would allow SPA to fully or partially vacate the site, with the attendant implications upon local employment forming a key driver in the developing masterplan. In depth advice was sought from Local Planning Authority Officers and various outline proposals were developed in line with national and local planning policy.

A diverse mixture of uses were proposed for the site including a boutique hotel, live/work units and a central ‘creative square’, residential units and high-care accommodation. The resultant high-level masterplans enabled the client to assess the proposed relocation in light of an optimised land-use strategy and maximised potential for development.
